Roofing contracts that close on the roof

What a roofing scope has to say

  • Tear-off to the deck or overlay, and who disposes of the old roofing.
  • Decking: how many sheets are included and the per-sheet price beyond that, by written change order.
  • Underlayment, ice-and-water locations, drip edge, flashings, pipe jacks and ventilation, by product.
  • Shingle or tile product, color and manufacturer warranty passed through to the owner.
  • Permit, inspections and who schedules them.

§7159 points that catch roofers

  1. The down payment is capped at $1,000 or 10% of the price, whichever is less — even on a $40,000 tile roof.
  2. Each progress payment must name the work finished before it is due. "50% at start" is not allowed.
  3. Extra decking is extra work: it needs a signed change order with the price and schedule impact before you nail it down.
  4. Buyers 65 and older get five business days to cancel, not three. The contract has to say so.
